It is absolutely essential to follow the intervals and guidelines for inspection and maintenance recommended by the manufacturer or specified in standards for the components of the technical infrastructure. An inspection determines the status of the technical equipment. Maintenance, on the other hand, means taking preventive measures to maintain the operability of the technical equipment, for example by replacing wear parts before they reach their service limit.
Inspections and maintenance tasks should be performed during non-peak periods. The probability of occurrence of spontaneous failures due to component failures decreases when these tasks are performed thoroughly and regularly. Otherwise, a component failure could require more extensive repair work and cause longer disruptions to operations as a result.
Maintenance ensures the availability as well as the economical operation of the systems. For example, regularly replacing or cleaning the filters in an air conditioning system is important for maintaining the performance and effectiveness of the air conditioning technology as well as for keeping its operating costs low.
The inspection and maintenance intervals specified by the manufacturer must be adapted to reflect the actual circumstances. For example, if it is determined that some wear parts reach their service limits much sooner than stated by the manufacturer, then the interval must be shortened. At the same time, the reasons for the shorter service life should be located and eliminated, if possible. Additional inspections are strongly recommended in cases where the operating conditions will change drastically for a temporary period of time due to construction work, for example.
The inspections and maintenance work performed on the technical infrastructure should be documented so that it is possible at all times to determine which work was done at which time and when the next inspection or maintenance is scheduled.

- Has the maintenance schedule been adapted to meet the special requirements of the situation?
- Is there an overview of all inspections and maintenance work completed on the technical infrastructure as well as all pending inspections and maintenance?
- Are the causes of unusually heavy wear tracked down?
